Why This Summer Could Be Your Best Chance Yet to Buy a Home
Are you planning to buy or sell a home?
If so, you might be wondering whether this is really the right time to make a move.
With so much uncertainty in the market, many people are choosing to wait and see. But what most don’t realize is this: summer 2025 might actually be one of the best windows for buyers in years.
Here’s why.
1. Buyers Finally Have Leverage Again
Over the last few years, sellers held all the cards. Homes were selling within days, bidding wars were common, and buyers often had to make compromises just to win an offer.
That’s changing.
Right now, there are more sellers than buyers in many areas. That means buyers have more room to negotiate—whether it’s asking the seller to cover some closing costs, making repairs, or adjusting the asking price.
Lawrence Yun, Chief Economist at the National Association of Realtors, recently noted:
“With housing inventory levels reaching five-year highs, homebuyers in nearly every region of the country are in a better position to negotiate more favorable terms.”
This shift toward a more balanced market is giving buyers an edge that hasn’t existed in quite some time.

2. More Inventory Means More Choices
One of the biggest challenges for buyers in recent years has been the lack of homes on the market. That’s also improving.
This May saw more new listings than in the same month in both 2023 and 2024, according to Realtor.com. For buyers, that means more variety, more locations, and a greater chance of finding the right home—without having to settle.
As Realtor.com economist Jake Krimmel explains:
“With more fresh inventory hitting the market, buyers have better opportunities to find a home that fits their needs.”
If you’ve been waiting for the right home to come along, now is a great time to start looking again.

3. Sellers Are More Flexible on Pricing
Homes are sitting on the market a little longer these days—and that’s led some sellers to make price adjustments to attract buyers.
In May, about 19 percent of all listings had price reductions. This marks the fifth straight month of increased price cuts, bringing the market closer to more normal levels of activity.
To be clear, this is not a sign of a crash. Most sellers are still pricing appropriately. But those who started too high are having to come back to reality—which gives serious buyers an opportunity.
The Street recently reported:
“Although sellers have had the upper hand in the housing market over the past few years, houses are now staying on the market for longer, shifting negotiating power back to homebuyers.”
This creates an environment where well-prepared buyers can make strong moves without the frenzy of past markets.

Is It Time for You to Make a Move?
If you’ve been thinking about buying—or even selling—a home, this summer could offer the perfect opportunity. With increased inventory, less competition, and more flexibility from sellers, conditions are more favorable than they’ve been in quite some time.
