Why Slower Home Price Growth Is Good News for Buyers and Sellers
Over the past few years, home prices climbed at an almost dizzying pace, leaving many buyers wondering if they’d ever have a fair shot at homeownership. But here’s some refreshing news: the rapid price surges have finally started to slow down.
A More Balanced Market
While home prices are still rising, the pace is much more manageable. In November, the year-over-year increase was 3.8% nationally, a far cry from the double-digit spikes we saw in 2021 and 2022. For buyers, this means less sticker shock and more predictability when planning a purchase.
For sellers, steady appreciation is still on the table—just without the frantic bidding wars. A home bought today is likely to continue growing in value over time, making it a solid long-term investment.
Real Estate Is Local – What’s Happening in Your Market?
National trends give us a broad picture, but real estate is always local. Some markets are still seeing strong demand, while others are cooling off. As Selma Hepp, Chief Economist at CoreLogic, explains:
“Regionally, variations persist, as some affordable areas—including smaller metros in the Midwest—remain in high demand and continue to see upward home price pressures.”
Meanwhile, other regions are experiencing slight month-over-month declines.
So, what does this mean for you? Whether you’re buying or selling, understanding your local market is key. That’s where working with an experienced real estate agent can make all the difference.
