Everywhere you turn, someone’s talking about a possible recession. It’s all over the headlines, on social media, and probably even around your dinner table. And if you own a second home here in Breckenridge, it’s natural to start wondering, “What would that mean for my property? Should I sell now, or wait it out?”

Let’s clear the air with a little perspective and a lot of reassurance.

A Recession Doesn’t Automatically Mean Falling Home Prices

If your mind immediately goes back to 2008—that’s understandable. That housing crash left a deep imprint. But the truth? That was the exception, not the rule.

Looking at data from the past six recessions, in four of them, home prices actually went up. Only once—during the Great Recession—did we see a significant drop. In most cases, prices either remained stable or continued their existing trend.

Right now, nationally and even here in Breckenridge, home prices are still climbing steadily. Not the frantic growth we saw during the pandemic boom, but a more measured, sustainable pace. So if you're thinking about selling your mountain home, the data doesn’t point to a crash on the horizon.

Mortgage Rates Often Dip During Economic Slowdowns

Here’s another interesting trend: mortgage rates usually drop when the economy slows down. That’s historically been the case in each of the last six recessions. While we may not see the ultra-low 3% rates again, a softer rate environment can boost buyer demand—great news if you're thinking about listing your property.

For second-homeowners who are ready to make a change—maybe you're eyeing a beachside escape or simply no longer use your mountain home as often—this could be an opportunity to sell with confidence.

Why Working With the Right Agent Matters More Than Ever

Here’s something you may not know: I’m one of the few A.I. Certified Real Estate Agents in the world—and the only one in Summit County. That means I know ways of marketing your home that traditional agents don’t even know exist.

From intelligent pricing strategies to high-tech exposure that finds the right buyers faster, I use advanced tools that bring a whole new level of power to your listing.
