Time Is On Your Side: Why the 5-Year Rule Still Wins in Real Estate

If you’ve been paying attention to the news lately, you’ve probably heard some chatter about home prices dipping in certain areas. And if that’s making you second guess your real estate plans—whether buying or selling—let’s take a breath and look at the bigger picture.
Yes, a few markets are seeing slight price drops. But here’s the truth most headlines don’t share: home values almost always go up over time.

The 2008 Crash? That Was the Exception, Not the Rule
A lot of people still remember the housing crash of 2008, and it’s understandable why. But the conditions back then were very different—loose lending, too many homes on the market, and not enough equity.
Today’s market is built on much stronger fundamentals. So a temporary slowdown isn’t a red flag—it’s just part of the normal real estate cycle.
Meet the Five-Year Rule
Here’s something that’ll give you peace of mind: the Five-Year Rule.
If you plan to own your home for at least five years, any short-term dip in prices likely won’t matter much. Why? Because historically, real estate appreciates over time. So even if values take a slight hit one year, they usually bounce back—and then some—within a few.
As Lance Lambert, Co-Founder of ResiClub, explains:
“There’s the ‘five-year rule of thumb’ in real estate—which suggests that most buyers can buffer themselves from mild short-term declines if they plan to own a property for at least that amount of time.”
In short: time is your biggest asset when it comes to real estate.
What’s Happening Right Now?
Most markets are still seeing home prices rise—just not as quickly as before. And in the few places where prices are cooling off, the average drop is only around 2.9% since April 2024. That’s a small adjustment, not a crash.
More importantly, prices in those same places are still up significantly compared to five years ago. In fact, nationwide, home prices have surged 55% in just five years. So if you’ve owned your home for a while, you’re likely in a great spot equity-wise.

The Long View Wins
If you zoom out, the data is clear: every single U.S. state has seen home values increase over the past five years. So even if prices dip slightly this year, they’re still far ahead of where they were.
The takeaway? Don’t stress about today’s market noise. If you plan to stay put for a while, your investment is likely to grow.
