Whether you're relaxing in Breckenridge or planning to sell your mountain home, these tips are your first step toward a beautiful and functional outdoor space. When I stepped into homeownership, one of the spaces I was most excited to make my own was the patio. There’s just something magical about having your morning coffee under the sun or entertaining friends on a warm evening. But after winter had its way with my outdoor setup, I knew it was time to roll up my sleeves and bring some love back to my furniture.

If you're gearing up for patio season too, here's my simple, stress-free guide to refreshing your outdoor space—based on what worked for me.

1. Say Goodbye to Winter Grime

Let’s face it—winter isn’t kind to outdoor furniture. Mine was layered in dust, cobwebs, and who-knows-what else. So, I started with a solid scrub down.

  • Warm water + gentle soap: This combo was enough to clean most surfaces.

  • Soft brush or sponge: Perfect for getting into corners and creases.

  • Vinegar solution for metal: I wiped down rust spots easily.

  • Wicker bench refresh: Just a vacuum and a swipe with a damp cloth did the trick.

  • Cushion check: I looked for mildew and washed removable covers.

Drying everything in the sun added a natural freshness and helped prevent lingering moisture.

2. Fix What’s Fixable (and Ditch What’s Not)

Once everything was clean, it was time for a reality check. Some pieces looked tired but had potential. Others? Not so much.

  • Wooden chairs: A quick sanding and a coat of oil gave them new life.

  • Rusty metal pieces: Spray paint designed for outdoor use made them look brand new.

  • Plastic furniture: A plastic restorer brought the color back to life.

  • Cushions: I replaced flattened inserts and added a few new covers for a bold, fresh look.

It’s amazing what a pop of color and a little attention can do for your whole setup.

3. Protect the Glow-Up

After all that effort, I wasn’t about to let the elements undo my work. A few small changes made a big difference:

  • UV protectant spray on fabrics helps prevent fading.

  • Weatherproof cover for quick protection.

  • Storage bin in the garage for cushions when not in use.

  • Biweekly wipe-down commitment to maintain freshness.

These steps keep everything looking photo-ready and prolong the life of your furniture.

Make It Yours and Make It Last

Giving your outdoor furniture a little TLC isn’t just about looks—it’s about creating a space you love spending time in. For me, this project was more than a cleanup. It was the start of making this house feel like home.

If you're staring at your patio wondering where to start, trust me: one small step at a time is all it takes. A clean chair, a new cushion, a pop of color—and suddenly, your outdoor space is your favorite room in the house.
