For the past few years, the housing market has felt like a wild rollercoaster—except only sellers were having fun. Homes were selling faster than a fresh tray of cookies at an open house, and buyers had to pull out all the stops just to get noticed (love letters, over-asking offers, possibly naming their firstborn after the seller).

But now, things are shifting. Inventory is rising, and in some areas, buyers actually have time to breathe before making an offer. So, does this mean the market is finally balancing out, or is it just another plot twist? Let’s take a look.

Buyer’s Market vs. Seller’s Market: A Quick Refresher

Think of the housing market like a tug-of-war:

  • Seller’s Market – More buyers than homes. Sellers hold all the power, prices climb, and homes sell at lightning speed (sometimes before they even hit the market).
  • Buyer’s Market – More homes than buyers. Sellers start offering price reductions, throwing in incentives, and maybe even leaving that fancy wine fridge behind just to sweeten the deal.

Right now, the scales are tipping in some areas, but not everywhere.

 

So… Where Does the Market Stand?

According to Lance Lambert, Co-Founder of ResiClub, “Among the nation’s 200 largest metro area housing markets, 41 markets ended January 2025 with more active homes for sale than they had in pre-pandemic January 2019.”

Translation: In some places, buyers finally have a bit more negotiating power. But in others? Sellers are still calling the shots.
